Across every house type in England and Wales, the median air source heat pump installation funded by the Boiler Upgrade Scheme cost £12,908 in April to June 2026, with a quarter of jobs under £11,128, according to MCS. A 2-bed terrace sits well below that lower quartile. It is 60 to 80 square metres, a mid-terrace loses heat through only two external walls, it needs the smallest unit most manufacturers make and it has five to seven radiators rather than ten. That is why the realistic range is £8,000 to £10,000 before the grant.

The cylinder is what separates a terrace from a semi. Most semis already have one in an airing cupboard; most terraces lost theirs when a combi went in, so the cylinder and a cupboard for it are a real cost rather than a swap. Everything else is smaller than on a bigger house, which is why the whole job after the grant is £3,500 to £6,500 against £4,300 to £10,000 for a 3-bed semi. Terrace versus flat versus semi
A mid-terrace loses heat through the front wall, the back wall, the roof and the floor, and nothing else, so it needs less heat than an end-terrace of the same age and only a little more than a flat. The costs follow the heat loss.

What size heat pump for a 2-bed terrace
Most 2-bed terraces end up with a 5 to 7 kW air source heat pump, and a well-insulated one with a 4 or 5 kW unit, the smallest output most manufacturers make. That is where the quietest, cheapest and most compact units live. A pre-1919 terrace with solid brick walls and single glazing pushes to 7 to 9 kW, a full size class up, which is worth avoiding by insulating first.
The number that matters is the heat loss calculation, not the bedroom count. Your MCS installer must survey every room and work out how much heat it loses on the design day, around minus 3C. A typical 70 square metre mid-terrace with loft insulation and double glazing loses 3 to 4 kW at that temperature, and the unit covers that plus hot water with a small margin. A quote without a room-by-room calculation was sized by guesswork, and an oversized unit on a small house spends the winter switching on and off.
Insulate first to drop a size class
Loft insulation (£300 to £600), draught-proofing and, on a Victorian house, insulating the suspended timber floor are the cheap wins. On a solid-walled terrace, internal wall insulation is a smaller job than on any other house type, because only the front and back walls need it. Together these can take an 11,000 kWh terrace under 9,000 kWh and the heat pump from 7 to 9 kW down to 5 to 7 kW. Which is best for a terrace? Depth matters, because the unit has to come through the hall. Sound power matters, because two neighbours' windows are close. Flow temperature matters, because an R290 unit running at 65 to 75C can carry a couple of undersized radiators through the coldest week. Ask for a design flow temperature of 50C or lower, a seasonal coefficient of performance (SCOP) above 3.5 in writing, and an MCS 020 noise assessment for the exact yard position. Radiators, cylinder and pipework
A heat pump heats water to 40 to 50C instead of the 65 to 75C a gas boiler uses, so radiators have to be larger to deliver the same warmth. A 2-bed terrace typically has five to seven and two or three need upsizing, usually the living room, the kitchen-diner and the front bedroom. Budget £1,500 to £2,000. Almost every 2-bed terrace runs on a combi, so there is no hot water cylinder and usually no cupboard for one. A heat pump needs a cylinder, 150 to 180 litres for one or two people, and finding a home for it is the most common design problem on a terrace. In order of preference: the old airing cupboard on the landing if it survives; the box room or a boxed-in corner of the back bedroom; the space a floor-standing boiler leaves in the kitchen; or the loft, which needs boarding, a strong ceiling and a slimline cylinder that fits through the hatch. Allow £1,000 to £1,200 for the cylinder and £300 to £500 for the pipework to reach it. Tower units that put the cylinder and controls in one fridge-sized cabinet can solve the cupboard problem in one go.
Terraces built or replumbed from the 1970s onwards often have 8mm or 10mm microbore pipe. It is fine at boiler temperatures, but a heat pump moves more water at a lower temperature and microbore chokes it. The runs to the upsized radiators usually need replacing with 15mm pipe, and if the whole house is microbore the pipework line rises to £500 to £1,000. Ask the installer to check pipe sizes during the survey.
A single-storey rear extension with a flat roof changes the pipe route. The outdoor unit usually sits beyond the extension, so the primary pipes run along or through it and then up to the cylinder: more insulation, more labour and a roof to seal where the pipes cross. Putting the unit on the flat roof keeps the yard clear but brings the fan closer to two bedroom windows, needs a structural check, and the unit must sit at least one metre from the roof edge to stay within permitted development.
Running costs: 2-bed terrace
These figures use the Ofgem price cap for 1 October to 31 December 2026: electricity 26.32p per kWh and gas 7.97p per kWh. Gas rose 9% at this cap change while electricity barely moved, so a heat pump on a standard tariff now costs about the same to run as a gas boiler.

On a heat pump tariff you save £211 a year against gas, £4,220 over 20 years, and disconnecting the gas supply saves a further £108 a year in standing charge. A well-insulated terrace with 6,000 kWh of demand costs £531 on gas, £545 on a heat pump with a standard tariff and £372 on a heat pump tariff. A solid-walled terrace with 12,000 kWh costs £1,063, £1,089 and £745, so the saving grows to £318 as the house gets harder to heat. The Boiler Upgrade Scheme for a terrace
The Boiler Upgrade Scheme pays £7,500 towards an air source or ground source heat pump in England and Wales, and since July 2026 £9,000 for homes replacing oil or LPG, which rarely applies to a terrace. A terrace at the bottom of the price range is the case the grant was designed for: £8,000 installed, £7,500 grant, £500 to pay. Your MCS-certified installer applies for it and it comes off the invoice. The scheme runs to 2030, installations carry 0% VAT until March 2027, and a terrace qualifies like any other house provided it has a valid EPC and the heat pump replaces a fossil fuel system. Is a heat pump worth it for a 2-bed terrace
Against a new combi at £2,000 to £3,500, the whole heat pump job at £3,500 to £6,500 after the grant costs nothing to £4,500 more. At £211 a year saving on a heat pump tariff, payback runs from immediate to a little over 20 years, so the case depends on the radiators and the cylinder more than on the heat pump. A terrace with generous radiators and a surviving airing cupboard pays back in under five years; one that needs three radiators, a loft cylinder and new pipework is a closer call. Noise, the rear yard and two party walls
Most terraces have no side access, so the outdoor unit goes in the rear yard. If there is a back lane it arrives through the rear gate. If not, it comes through the front door, the hall and the kitchen on a sack truck. Small monobloc units weigh 85 to 110 kg and are 330 to 600mm deep, so they fit a standard doorway, but tell the installer about narrow halls and steps, because a unit that has to be lifted means an extra pair of hands on the day.
Permitted development in England requires the outdoor unit to sit at least one metre from every boundary. In a yard four to five metres wide that rules out both side fences and often leaves a single strip against your own back wall. Measure the yard before the survey. If no position clears every boundary you need a planning application, with a fee and up to eight weeks, rather than a permitted development installation. The MCS 020 noise standard requires the sound at the nearest habitable room window of a neighbouring house to be 42 dB or lower. On a mid-terrace you have two neighbours, and their back bedroom and kitchen windows are typically two to four metres from any spot in your yard. The calculation adds 3 dB for every hard surface that reflects the sound, so a unit tucked into the corner where the rear outshot meets the main wall scores worse than one on an open stretch of wall facing down the yard. A close-boarded fence or brick wall between the unit and the window counts as a barrier and often gets a terrace through. The assessment must show both neighbours' nearest windows; a unit forced into a tight corner may need an acoustic enclosure at £300 to £800.
Every unit in the table has a quiet or night mode that caps fan and compressor speed, cutting sound at source by a few decibels for a little less output. Set it for 11pm to 7am, when the house needs least heat. It does not count towards the MCS 020 assessment, which uses the unit's declared sound power at full output, so pick the quietest unit rather than relying on the setting. Anti-vibration feet stop the hum reaching the party wall, and the hum, not the fan, is what a neighbour in a terrace notices. Tell both neighbours before the survey.
Getting quotes: what to check
Get three quotes from MCS-certified installers and compare them on the design, not the headline price. Each should include:
- A room-by-room heat loss calculation with the design outdoor temperature stated.
- The design flow temperature, ideally 50C or lower, and the expected SCOP.
- A radiator schedule listing all five to seven emitters and which ones change.
- The cylinder size and exactly where it goes, with the cupboard priced.
- The pipe route from the yard to the cylinder, and whether any microbore is replaced.
- An MCS 020 noise assessment for the exact yard position, with both neighbours' nearest windows and the boundary distances marked.
- How the unit reaches the yard: through the house or by the back lane.
- The unit warranty, usually 5 to 7 years, the installation warranty, and who you call when something fails.
- Confirmation that the installer claims the Boiler Upgrade Scheme and deducts it from the invoice.
