Across every house type in England and Wales, the median air source heat pump installation funded by the Boiler Upgrade Scheme cost £12,908 in April to June 2026, with a quarter of jobs under £11,128 and a quarter over £15,627, according to the Microgeneration Certification Scheme (MCS). A 3-bed detached house sits between the lower quartile and the median. Four exposed walls mean a bigger unit than a semi of the same floor area, but it is still a compact job: 100 to 130 square metres, 10 to 12 radiators, and a cylinder that usually fits the existing airing cupboard. That is why the realistic range is £10,000 to £13,000 before the grant.

Where you land depends mostly on the radiators. A 1960s or 1970s house with its original single-panel radiators needs four to six changed and sits near £10,500. A house re-radiatored in the last 15 years may need one or two and lands near £5,500. Ask for the radiator schedule before you accept a figure.

3-bed semi versus 3-bed detached versus 4-bed
The 3-bed detached house sits between the 3-bed semi and the 4-bed detached on heat loss, and the costs follow. The fourth exposed wall adds roughly 2,000 to 3,000 kWh of heat demand a year against a semi of the same floor area, which is one size band on the heat pump and about £1,000 on the installation.

At the October to December 2026 price cap, the 3-bed semi with 12,000 kWh of heat demand costs £1,063 a year on gas, £1,089 on a heat pump with a standard tariff and £745 on a heat pump tariff. The 4-bed detached with 18,000 kWh costs £1,594, £1,634 and £1,117. The 3-bed detached figures, including oil, are in the running costs section below.
What size heat pump for a 3-bed detached house
Most 3-bed detached houses end up with a 9 to 12 kW air source heat pump. A post-2000 house, or an older one with a 270mm loft, a filled cavity and replacement windows, can manage with 8 to 9 kW. An unfilled cavity, 100mm of loft insulation or a large single-storey extension pushes towards 12 to 14 kW.
Heat loss scales with exposed surface, not floor area. A 3-bed semi and a 3-bed detached house can both be 110 square metres, but the semi shares one long wall with a heated neighbour and loses almost nothing through it. The detached house loses heat through all four walls and has more external corners where the insulation is thinnest. On the design day, around minus 3C in the south of England, it loses 6 to 8 kW against 4 to 6 kW for the semi.
The number that matters is the room-by-room heat loss calculation, not the bedroom count. A quote without one was sized by guesswork. An oversized unit costs more, cycles on and off and runs less efficiently, and a 14 kW unit in a house that needs 9 kW is the commonest mistake in detached quotes.
Insulate first to save £1,000 to £3,000
Loft insulation (£300 to £800 for a detached roof) and cavity wall insulation (£800 to £1,500 for four walls) can drop the heat pump you need by 2 to 3 kW, one size band and roughly £1,000 to £3,000 off the installation. The 10 to 12 kW class is where the detached market sits, and every major manufacturer has a unit in it. These are the models you are most likely to be quoted, with outputs checked against each manufacturer's own pages.

Outputs are the nominal sizes that cover a 3-bed detached house. Viessmann's 10 and 13 are type numbers; rated outputs at 7C outside and 35C flow are 7.3 kW and 8.1 kW. Your heat loss calculation decides which one you need.
Which is best? At this size the brands are close and the design decides the result. Ask for a design flow temperature of 50C or lower, a seasonal coefficient of performance (SCOP) above 3.5 in writing, and an MCS 020 noise assessment for the outdoor unit position. The R290 units, the aroTHERM plus and the Vitocal 250-A in particular, run hot enough to keep most existing radiators in a 1970s house. Radiators, cylinder and pipework
A heat pump heats water to 40 to 50C instead of the 65 to 75C a boiler uses, so each radiator has to be larger to deliver the same warmth. A 3-bed detached house typically has 10 to 12 radiators, and 4 to 6 need upsizing, usually the living room, the hall and the bedrooms with two external walls. Budget £2,000 to £3,500. You also need a hot water cylinder, normally 200 to 250 litres for a family of four, a step up from the 170 to 210 litres a semi uses. If you have a combi boiler there is no cylinder, so allow £800 to £1,800 for one. Most detached houses have an airing cupboard, utility room or attached garage that takes a 250 litre cylinder without building work. An existing cylinder usually still needs replacing, because heat pump cylinders have a larger coil.
The common budget breaker is microbore pipework, the 8mm or 10mm pipes fitted in many houses from the 1970s onwards. It restricts flow at heat pump temperatures and often needs replacing with 15mm or 22mm pipe at £500 to £1,000. Running costs: 3-bed detached on gas and oil
These figures use the Ofgem price cap for 1 October to 31 December 2026: electricity 26.32p per kWh and gas 7.97p per kWh, with heating oil at 9.0p per kWh from September 2026 kerosene prices. The worked example is 16,000 kWh of heat a year, the middle of the range for an insulated 3-bed detached house.

The tariff makes or breaks the economics on gas. On a heat pump tariff you save £424 a year, £8,480 over 20 years, and disconnecting the gas supply saves a further £108 a year in standing charge. On a standard tariff you are £35 a year worse off, so the case then rests on the age of your boiler. Oil changes the picture entirely. Many 3-bed detached houses in villages run on oil, and at 9.0p per kWh through an 85% efficient boiler, 16,000 kWh of heat costs £1,694 a year. The heat pump beats that on any tariff: by £242 a year on standard electricity and by £701 on a heat pump tariff, £14,020 over 20 years. You also lose the tank and the price swings, and a detached plot always has room for the outdoor unit, so the switch from oil is one of the simplest heat pump jobs there is.
The Boiler Upgrade Scheme: £7,500 or £9,000
The Boiler Upgrade Scheme pays £7,500 towards an air source or ground source heat pump in England and Wales, and since July 2026 £9,000 for homes replacing an oil or LPG boiler. For a 3-bed detached house on gas that means paying £2,500 to £5,500 for the heat pump itself; on oil or LPG it is £1,000 to £4,000. Your MCS-certified installer applies for the grant and it comes off the invoice. The scheme runs to 2030, installations carry 0% VAT until March 2027, and you need a valid EPC and a fossil fuel system to replace. Leave the old oil boiler in place until the installer has surveyed it, because the higher rate depends on what the heat pump replaces.

Is a heat pump worth it for a 3-bed detached house
Against a new gas boiler at £2,000 to £3,500, a heat pump costs £2,000 to £8,500 more once radiators and the cylinder are included. At £424 a year saving on a heat pump tariff, that is a payback of 5 to 20 years, so the case is strongest when your radiators need little work or your boiler is due for replacement anyway. A heat pump also lasts 20 to 25 years against 12 to 15 for a boiler, so you skip one boiler replacement over its life.
Against oil the answer is simpler. A new oil boiler costs £3,000 to £4,500 installed, the heat pump on the £9,000 grant costs £4,000 to £9,000 for the whole job, and the saving is £701 a year on a heat pump tariff. Ground source: realistic on a detached plot
Ground source is the one option a detached house unlocks. It costs £22,000 to £35,000 installed, £14,500 to £27,500 after the same £7,500 grant, and needs a borehole of around 100 metres or roughly 200 square metres of garden for a horizontal loop. Most semis cannot offer either; most detached gardens can. In return you get a seasonal efficiency of around 4 rather than 2.9, no outdoor unit and no noise assessment. On 16,000 kWh that is around 4,000 kWh of electricity a year instead of 5,500, which at 18p saves roughly £270 a year on top of the air source figure.
That does not repay the extra £12,000 to £22,000 on its own, so ground source makes sense only when you are already digging, for an extension or a full landscaping job, or when the outdoor unit has nowhere acceptable to go. For most 3-bed detached houses air source is the right answer, and spare capital is better spent finding out whether solar panels are worth it on a south-facing roof.
Placement, noise and planning on a detached plot
Placement is where a detached house wins outright. The outdoor unit must meet the MCS 020 noise standard, 42 dB at the neighbour's nearest window. On a detached plot the installer has a side wall and a rear wall to choose from, the nearest neighbouring window is usually 5 to 10 metres away, and the unit can be sited away from the bedrooms so you do not hear it either. Keeping it one metre from the boundary, which permitted development in England requires, is rarely a problem with a side passage or a garden on more than one side. Modern units run at 50 to 55 dB at one metre, and a 3-bed detached house almost never needs an acoustic enclosure. The best spot is usually the side wall nearest the cylinder.
Planning permission is not normally needed. Air source heat pumps on houses in England are permitted development if the noise assessment passes, the unit is under 1.5 cubic metres, it sits at least one metre from the boundary, and the house is not listed or in a conservation area facing a road. Getting quotes: what to check
Get three quotes from MCS-certified installers, and compare them on the design rather than the headline price. Each quote should include:
- A room-by-room heat loss calculation with the design outdoor temperature stated.
- The design flow temperature, ideally 50C or lower, and the SCOP expected at it.
- A radiator schedule listing all 10 to 12 emitters, which ones change, and their new sizes.
- The cylinder size, 200 to 250 litres, and where it will go.
- An MCS 020 noise assessment for the outdoor unit position, with the nearest neighbouring window and the boundary distance marked.
- The warranty on the unit, usually 5 to 7 years, the warranty on the installation, and who you call when something fails.
- Confirmation that the installer will claim the Boiler Upgrade Scheme at the £7,500 or £9,000 rate and deduct it from the invoice.
- On oil, who removes the tank and what that costs, because it is often left off the quote.
